3 Most Common Roofing Insurance Claim Mistakes to Avoid

Navigating the insurance claim process is crucial, as it’s often necessary but fraught with pitfalls. Educating yourself on common roofing insurance claim mistakes is essential to avoid potential claim rejections, as errors during this process are the leading cause of denied claims by insurance companies.

When your roof has been damaged in a strong storm, the last thing you want to worry about is how to pay for repairs. Dealing with water damage to your home is stressful enough. Yet, filing an insurance claim is often a necessity and, therefore, it’s critical to educate yourself on common errors homeowners make that can lead to claims being rejected. The unfortunate truth is, the number one cause of insurance companies not paying on a claim is because of mistakes made during the claim process.

Residential Roofing: Top 3 Roofing Insurance Claim Mistakes to Avoid

Top 3 Roofing Insurance Claim Mistakes to Avoid

Before filing a claim, always contact a roofing inspection contractor to assess the damage.

The #1 mistake homeowners make when their roof is damaged is calling the insurance company first. Homeowners should call their roofing contractor first and have them assess the damage, then create a thorough estimate that details every bit of damage and how much it will cost to repair it.

Armed with a professional assessment of the damage, you can then file a claim to get your repairs covered – you will have a complete picture of your property’s condition, and the claim you submit will be accurate.

Most insurance policies have a certain period for filing a claim, so make sure to file it as soon as possible.

Documentation is key when it comes to insurance, and it’s also vital to thoroughly understand your rights as well as your responsibilities when it comes to issues like warranties and policy protections.

    Problem #1: Insufficient Documentation

One of the most common and costliest mistakes homeowners make when it comes to filing roofing-related insurance claims is failing to provide adequate documentation. If a roofing problem has led to significant damage that you’re looking to cover under your home insurance policy, it is generally your responsibility to demonstrate beyond a doubt that the issue was not caused by your own negligence.

To this end, home insurance experts recommend that you regularly document the condition of your home. It is a good idea to update this documentation on an annual basis and to collect evidence that shows you are making a good-faith effort to keep your home in good condition. Specific to roofing, it is a good idea to take photographs that show the condition of the roof, as well as the condition of connected and underlying structural elements. If a problem occurs, you should also document the damage in photographs so the claims adjuster has a visual point of comparison that shows the condition of your home both before and after the problem.

It is also important that you take prompt corrective action if you detect a minor roofing problem that could lead to damage down the road. Leaks and cracks should be repaired immediately. If you choose to do DIY repairs, keep receipts that prove you purchased repair products, and take before-and-after photos to show the work. If you hire a contractor, keep a copy of the invoice on hand, and be sure it details all the work the professional performed.

Problem #2: Inadequate or Expired Warranty

Another roofing insurance claim mistake arises from an incomplete understanding of product warranties.

Sometimes, homeowners file insurance claims after learning that a manufacturer’s warranties had expired or did not cover the nature of the problem that arose – the truth is, natural events are usually not included in these warranties. Always be sure you completely understand the coverage provided by product warranties, as well as their limitations, exclusions, and exceptions.

Your home insurance provider may not cover you if an unexpected warranty coverage shortfall resulted in damage that could have been prevented.

    Problem #3: Hiring Shady Contractors

Finally, ask any contractor you hire about their insurance coverage, and find out whether or not there is any possibility that you might be liable for injuries, accidents, or property damage that occurs during the execution of a roofing project. Most contractors carry comprehensive insurance, but some professionals offering unusually low rates are able to offer their rock-bottom prices by going light on things like insurance coverage.

Take your time and find a roofing contractor who has a good reputation within the community, is able to provide references, and has experience working with insurance adjusters on roofing claims.

Be proactive, ask questions, and keep documentation. This will make it far less likely that you will encounter problems when filing a claim.

  • Common Roof Leak Repairs: Vent Pipe Repairs Done Right!

Common Roof Leak Repairs: Vent Pipe Repairs Done Right!

Unforeseen leaks in your roofing system can be a persistent headache, and one of the common issues are vent pipe repairs.

If you look at your home’s roof, you’re likely to see several vent pipes protruding from the flat surfaces. These vent pipes allow gases to safely exit your home. The gases originate in bathrooms and kitchens, travel up through the venting pipe, and exit the home where the pipe empties above the roof.

A properly ventilated roof creates a balance between air intake and air exhaust. Without proper attic ventilation, numerous problems with temperature and moisture can arise and the lifetime of your roof may be significantly shortened—one of them being ice dams which form when ice builds up in your eaves and gutters causing them to buckle or fall off under the weight, leading to expensive damage to your home.

Common Roof Leak Repairs: Vent Pipe Repairs

Hence, maintaining a healthy vent pipe system is critical to your roof’s health—this may include ridge vents, soffit vents, gable vents, and powered attic fans.

Yet, aside from skylights and chimneys, roof vents are one of the most common causes of roof leaks. It is then critical that when trying to pinpoint the source of a roof leak, you examine your vent pipes besides other penetrations in the roof.

Common Roof Leak Repairs: Vent Pipe Repairs Done Right!

Common Roof Leaks: Damaged vent pipe collars

Typically, vent pipe leaks occur at the collar surrounding the base of the vent pipe where it breaks through the surface of the roofing material. These collars consist of a metal base, generally made out of aluminum, and a rubber boot integrated into the top of the collar.

The collar’s job is to create a tight seal, keeping rainwater and debris from getting into your attic. Over time, through exposure to the sun and harsh weather, the rubber boot may wear out and deteriorate or split. Rusty and cracked vent pipe collars will allow the water to first pool around, then seep through the interior walls of your home causing great damage.

Deterioration of the underlying metal flashing and roof cement around vent pipes is also a common occurrence.

Bottom line: If the collar is cracked or damaged, it will need to be replaced.

Common Roofing Damage: Roof Leak Around Vent Pipe

Not all collar leaks are due to bad rubber boots, of course. Water can also enter your home if the roof vent itself has been disrupted. During a rainstorm, some rain will fall directly into the open end of the vent pipe. This rainwater makes its way down the vent and ultimately to your home’s sewer line. If there are leaks in the elbows or joints on this line, water can seep out and cause interior damage.

Bottom line: Water can also get in if the roof vent itself has been damaged.

Need Help With Handling Vent Pipe Repairs?

If you are dealing with a roof leak around vent pipes, you’ll need the help of a roofing contractor experienced in roof leak repairs. Here’s what you can expect from a professional:

    • A thorough inspection of your vent pipes (and often an entire roof) to evaluate the extend of the damage.
    • Removal of shingles above and around the pipe followed by the removal of the old flashing base.
    • Pipe collar and underlying flashing replacement.
    • Application of the roofing cement to the newly installed flashing to cover small openings and cracks.
    • Replacement or re-installment of surrounding shingles.

Whether you need vent pipe repairs or your roof replaced, hiring an experienced roofing contractor is key to a long-lasting roof. Contact the experts at All Roofing Solutions, your Delaware & Pennsylvania roofing specialists. We have the knowledge required to accurately diagnose and repair any issues with your vents.

  • Residential Roofing Repairs: How to Prevent Winter Skylight Leaks

Residential Roofing Repairs: How to Prevent Winter Skylight Leaks

Winter skylight leaks can be a nuisance, to say the least, and many homeowners have had to deal with them at one point or another.

When installed correctly, skylights are both a functional and beautiful addition to any home. The extra natural light skylights bring in can visually expand interior spaces, reduce utility bills, and ward off the winter blues. And in winter, most homeowners with skylights appreciate the added warmth a skylight can provide.

The problem is, however, that skylights are prone to developing leaks during the coldest and wettest season of winter. In fact, winter skylight leak repairs are among the most common roof leak repairs seen in residential roofing.

Residential Roofing Repairs: How to Prevent Winter Skylight Leaks

There are 4 major reasons behind winter skylight leaks:

    • Damaged or missing flashing
    • Roof damage in which water travels into the house through the skylight
    • Insufficient winter roof maintenance
    • Condensation problems from too much humidity

The cost of a leaking skylight repair in winter can be significant as well—a skylight dripping water can be an expensive road to major roof, drywall, carpet, and flooring damage. Additionally, a leaky skylight may be an indication of more serious, hidden damage. This is why prevention and prompt diagnosis are critical in maintaining the integrity of skylights and managing potential leaks as they develop!

Residential Roofing Repairs: How to Prevent Winter Skylight Leaks

Prevention beats repairs in residential roofing & you can prevent winter skylight leaks through adequate ventilation, regular maintenance & annual inspections.

    #1. Perform Regular Inspections

Many of these skylight issues and other types of water damage to the roof can be prevented through seasonal roof inspections. An inspection contractor will look for damage to the shingles, and gutters, but will also check the flashings for holes, cracks, or other signs of damage or deterioration. They should also check the interior of the house for issues that could be causing your problems.

It is best to schedule roof inspections before the winter to make sure your home is ready for the cold and wet. You may want to schedule another inspection in the spring to confirm that your roof and skylight made it through the storms in one piece, and address any necessary roof repairs should a leak around your Velux window develop (our favorite, Velux offers the most advanced line of skylights).

For more tips on how to fix skylight roof leaks read: Leaky Skylight Diagnosis and Repair Tips

#2. Take Care of Roofing Maintenance

Taking care of your roof during winter is another way to prevent skylight leaks—roof maintenance is more important around winter than at any other time of year. This is largely due to the threat of ice dams, which can wreak havoc on your roof and attic and potentially cause major, costly damage that can be tricky to repair.

First and foremost, clear your roof of snow as quickly as possible after the storm. Speedy yet safe snow removal does not give the precipitation time to melt and refreeze on the roof, creating ice dams. Ice dams can block drainage to the point that moisture can seep into the home through the roof and skylight.

For more info on how ice damages roofs read: Winter Roofing & Shingle Damage: Ice Dams, Roof Leaks & How to Prevent Them

Wind Damage Shingles Roof Repair, New Castle DE 19720

    #3. Ensure Adequate Ventilation

Another factor to consider regarding leaking skylights in winter is the humidity level on the highest floor of your home. Too much humidity in the air, whether it comes from the laundry room or bathroom, can cause condensation on skylight glass while leading to leaks around the frame.

If you’re unsure whether or not you have adequate attic ventilation, consult a professional roofing contractor. They can work with you to install an appropriate ventilation system or dehumidifier for your home that will prevent condensation from forming in the first place.

  • Residential Roofing: Roof Cleaning 101

    Residential Roofing: Roof Cleaning 101

    Residential Roofing: Roof Cleaning 101

It’s inevitable that algae, moss, dirt, and grime will collect on your roof over time. Not only will these contaminants reduce your home’s curb appeal, but they can also damage your roof if they are left untreated. The good news is that DIY roof cleaning is a straightforward process that even inexperienced homeowners can handle.

For the best results, use methods intended to address specific problems. Debris, moss, and algae stains each require a slightly different approach.

    Cleaning Roof Debris

Sticks, branches, pine needles, and leaves will collect on your roof if it’s within close range of tall trees. Here’s how to safely get rid of debris:

    1. Climb onto your roof and clear large pieces of debris by hand.
    2. Use a brush or broom with soft bristles to sweep away smaller particles.
    3. Finish by using a leaf blower to get rid of any lingering remains.

    Get Rid of Roof Moss

Moss can cause roof leaks if it’s left for an extended period of time. You should not only get rid of it promptly, but you should also take preventive action to prevent its regrowth. Here is an easy, proven method:

    1. Prepare an acidic or basic cleaning solution. Moss cannot survive in environments with a pH level below 4 or above 7.
    2. A combination of baking soda or baking powder, salt, liquid dish detergent, and bleach or ammonia mixed with hot water will create an effective basic environment. Note: do not use bleach AND ammonia. Use bleach OR ammonia.
    3. To create an acidic environment, mix vinegar and hot water in about a 50/50 mix. You can also add citrus fruit juice for a little extra punch.
    4. Some professionals simply apply chlorine to roof moss; this is a third method you may want to try.
    5. Saturate mossy areas on the roof with the cleaning solution. Do not rinse. The moss will die within a few hours, and any lingering traces will be washed away at the next rainfall.

To prevent moss from growing back, trim any nearby tree branches that shade your roof. Moss needs shade to thrive, and it won’t return if your roof is always exposed to open air and sunlight.

Roof Cleaning 101, Thompson Roof Cleaning & Power Washing

    Remove Algae and Black Stains

To get rid of algae and black stains, prepare an acidic solution similar to the one mentioned above for removing moss. Saturate the roof with the solution, then spot clean with a soft brush or broom to clean heavily stained areas.

    A Few Words of Warning

Here are a few pieces of advice to keep in mind during roof cleaning, and roofing maintenance in general:

    1. Never use a pressure washer on a roof. This can damage even the most resilient types of roofs (including metal roofs).
    2. Test any cleaning solution on a small sample of your roof’s material to make sure it won’t cause stains or corrosion.
    3. Use a gentle touch and a soft-bristled broom or brush if you’re going to scrub shingles. Otherwise, you could damage them.
    4. Start from the top and work your way down to reduce your chances of slipping on a slick roof.

  • Residential Roofing: 5 Replacement Myths Busted

Residential Roofing: 5 Replacement Myths Busted

One of the biggest decisions homeowners will ever make is choosing to replace the roof on their property. There are many reasons behind deciding to re-roof instead of just repair: existing damage, wear, and tear, sale of the house, aesthetic, etc.

While it’s true that roofs are built to last, they are not invincible. Neglecting a damaged or deteriorating roof can lead to more extensive and expensive problems down the road.

Roofing issues, such as leaks, missing shingles, or visible sagging, can worsen over time, especially in the face of harsh weather conditions. Moisture penetration can lead to rot, mold growth, and compromised structural integrity. Addressing roofing problems promptly can prevent these issues from escalating, saving you from more significant expenses and potential safety hazards in the long run.

Residential Roofing: 5 Replacement Myths Busted

While roofing replacement is a project many go through at one point or another, there are still many myths and misconceptions out there painting a false picture of what it means to install a new roof over a home. For example, many homeowners think that new roof installation is a huge investment of time and money, but this is not always the case. Roofing replacement can be time- and cost-efficient and can improve your home’s curb appeal like no other project.

Residential Roofing: 5 Replacement Myths Busted

Myth #1 – Installing a new roof yourself is easy

Many homeowners are handy enough for minor repairs around the house and yard. A roof, however, must be installed properly to function well and last as long as possible. Self-installation of roofs by non-certified laypeople may be adequate in the short term but can lead to future problems with leaks and damage to the sub-roof, flashing, or siding. There are simply too many possible opportunities for roof damage due to improper installation by an untrained person.

Always hire a qualified roofer to do the job for you to ensure the roof will be laid correctly the first time!

Myth #2 – New roofs are expensive

The perception that roofing replacement is unaffordable often dissuades homeowners from addressing roofing issues promptly. While it’s true that a complete roofing replacement can be a significant investment, it’s essential to consider the long-term benefits and potential savings.

A compromised roof can result in higher energy bills due to poor insulation and ventilation, increased maintenance costs to address ongoing problems and potential damage to the interior of your home. By investing in a new roof, you’re not only enhancing your home’s curb appeal but also improving energy efficiency and reducing the likelihood of costly repairs.

    Keep in Mind:

    • Roofing materials vary in composition as well as cost. Asphalt shingles, for example, are not as expensive as metal roofing or wood shakes. There are also different lines of asphalt shingles to choose from, with some varieties more affordable than others.
    • An increased market value of your re-roofed home is a perk that many homeowners realize after replacing the roof, and can offset your initial expense.
    • Additionally, many roofing contractors offer financing options, making the upfront cost more manageable (check out our specials).
    • Finally, roof replacement sometimes is the more cost-effective option when faced with frequent roof repairs.

Your new roof doesn’t have to break the bank—research different materials but don’t skimp on quality installation!

    Roofing Replacement, Townsend DE 19734

Myth #3 – Roof installation takes forever

The misconception that roofing replacement is a time-consuming process can discourage homeowners from tackling this necessary project. While roofing replacement does require time and planning, advancements in technology and techniques have significantly reduced the overall timeline.

Experienced roofing contractors employ efficient methods to minimize disruption to your daily routine. The noise and perceived chaos (another myth!) of roofing replacement does not have to drag on for weeks, even days. Most residential homes are pretty straightforward when it comes to laying a new roof. Many roofing companies can re-roof a home in only a day or two, depending upon the size of your house. It’s crucial to communicate your timeline expectations with your chosen contractor and ensure they provide a clear project schedule.

Roofing replacement can often be done in a day!

Myth #4 – You can just add a new layer

Adding a top layer of shingles to the existing structure may sound like a “quick fix” and in certain situations it is a safe and widely used technique for replacing a worn roof that saves time and money. However, tearing off the old layer is the golden standard in roofing replacement. Removal of old roofing material provides your roofer with an opportunity to look at any issues that might be creeping up underneath the existing roof. Additionally, an overlay cuts the life expectancy of the second layers of shingles in half, so if you want your new roof to last longer removing the old roofing materials is recommended.

Don’t take the easy route—remove old roofing materials and start the new roof from scratch!

Delaware Roofing Replacement Contractor Since 1998!

Myth #5 – All roofing contractors are the same

Roofing contractors vary widely in education, experience, and skill. They also vary in how they estimate, run the project, subcontract, and clean up. Additionally, different contractors offer different workmanship warranties & installation guarantees. It’s also important to select a contractor specializing in the roofing material of your choice – some roofing manufacturers require certification and training in the installation of their products.

Shopping for a skilled & reliable roofing contractor is much like shopping for anything else with a large price tag—do your homework to learn about each potential roofing contractor before taking the plunge with any particular company.
