Roofing Replacement: 7 Tips for Hiring the Right Contractor

Roofing replacement is one of the biggest home improvement investments a homeowner will ever make. Replacing a roof is a costly project you want done right, so finding a skilled contractor at a fair price is your top priority, if you want to be successful.

Researching local contractors may take some time and effort, but as you evaluate your choices you’ll soon narrow the list down to few contractors whom you can ask for comparable estimates in order to make the final decision.

It’s important to know what to look for in a roofer–and what questions to ask. And today, we have some guidelines to help you down that process.

Roofing Replacement: 7 Tips for Hiring the Right Contractor

7 Tips for Hiring the Right Roofing Contractor

Here are 7 tips for finding the best contractor for your roofing project.

  1. Make sure your roofing contractor is licensed by your state.
  2. Check if they carry adequate roofing insurance. Ask about both indemnity (liability) and worker’s insurance, noting the coverage end dates.
  3. Check the length and types of warranties they provide. Both materials and workmanship warranties can vary greatly, and some roofers offer comprehensive systems warranties as well. A minimum warranty of one year is standard for the roofer’s labor, but many roofers offer longer warranties.
  4. Request personal references. An experienced roofer should be able to provide multiple local references. Checking online reviews at sites like Google Local, Yelp, InsiderPages or Yahoo Localis also a good idea.
  5. Ask who will do the actual work: do they have their own team or is there a subcontractor? If the latter, ask the contractor to supply subcontractor contact information, and ask the subcontractor all the same questions.
  6. A comprehensive written estimate should detail the start/completion dates, materials to be used, labor cost, permits, workmanship guarantees, material guarantees and cleanup expectations. Getting multiple roofing estimates is key – only by comparing identical information you will know who is the best fit for the job and what the project is going to involve in terms of cost.
  7. Check specific qualifications. Some roofing manufacturers require certification and training in the installation of their products. Make sure that your roofing contractor has a proven experience in installing your particular roofing material. Bonus: trade organizations membership, and a good standing with the local Better Business Bureau (BBB).

Thank you for some really good advice. People always seem to worry first about price and second about who’s actually doing the work. A bad roofing job can cost you way more in the long run than doing your diligence and hiring a good roofing company from the start.

We have been noticing that our shingles are losing granules and think it is time to replace our roof. It is good to know that when hiring a roofing company, one should check the length and types of warranties they provide. I also like being informed about how materials and workmanship warranties can vary greatly. We will be sure to ask about this before committing to a service, thanks.

Those are some solid tips yet so many homeowners aren’t thorough enough when searching for quality contractors sadly paying the price later.

You wrote in this article that when choosing a roofing company, you should ask for references so that you can ensure they do good work. A friend of mine recently had their roof majorly damaged and they wanted to just get it replaced. With references, my friend could ask how quickly they finished, and how well the roof has stood up since it was installed. Thank you for the interesting article.

Thanks for letting me know that a one-year warranty is the norm for roofing contractors, but that some have longer ones. My roof got really damaged in a recent windstorm, and I need to get it repaired. Your tips should really help me find the right roofer.

These are some really great tips for anyone looking to hire a roofer. I really liked your point about asking for references and reading reviews. The most important thing to look for is customer satisfaction; seeing if their previous customers have been satisfied with the way their roofs were done. Thanks so much for writing!

I like that you suggested finding a company that is willing to provide more than one reference of past work. I have been looking for a roofer, because I need to install a roof on my new home. I can see how finding a company that will provide many references, will help show that they have done lots of quality jobs instead of just a few.

I hadn’t thought about how important it would be to hire a residential roofing company who has insurance! I would hate to be held liable for an accident that was caused by our residential roofing company that simply happened on my property. I’m going to have to be sure that the people we choose to do our residential roofing project are professionals and that they have the proper insurance to protect the company as well as me as a customer! Thanks for the tips!

I know Haag certification is a good one to have if the homeowners are dealing with insurance claims. Not necessarily a requirement but certainly a plus! Great points!

I believe that the most important advice given in the article is to ask for references, as this is a way to determine how satisfied their past customers have been. In addition to this, I feel it’s a good idea to ask to see some work that they have done in the past. A good roofer should be happy to provide you with examples of their past work, which should let you see what kind of quality to expect.

Licensed, insured and bonded is not enough. Look for certifications, trusted reviews & quality warranties. And choose wisely – there are a lot of rookies out there.
