Roofing Replacement vs. Repair: 7 Deciding Factors to Consider

All roofs deteriorate and eventually need to be replaced. But, when is the right time to re-roof? When are repairs enough? If you replace your roof too soon, you’ll waste money. If you wait too long, you risk ending up with roof leaks and expensive water damage.

When to re-roof depends on several factors, including the shingles’ wear and age, the climate in your area, and your home’s susceptibility to future damage.  If you’re conflicted and can’t decide whether to replace or repair, read on – we’ll help you make the right call.

Roofing Replacement vs. Repair: 7 Deciding Factors to Consider

Roofing Replacement vs. Repair: 7 Deciding Factors to Consider

Since roofing replacement is a rather costly investment, most homeowners want to postpone it for as long as they can, especially if the roof has reached the stage where it’s starting to have problems but is not completely shot.

The cost of a shingle roof has roughly doubled during the last 10 years, after all, so repairs might seem more desirable. Yet, many contractors will push for complete replacement, more focused on their bottom line than what’s best for their customers. So what’s the right call?

7 factors to consider in deciding whether to repair or replace

    • You roof’s age is one of the most important considerations. Most asphalt shingles have a lifespan of about 15 – 30 years. If the roof is damaged but most of it is still in good shape, a spot repair may make sense. But, if the roof is approaching (or past) 20 years old, replacing it may be the better way to go long-term.
    • If there’s a leak somewhere, an inspection will help you determine how widespread it is. Often, roofs will leak along flashing points. If this is the case, and the leak is isolated, a quick repair may be all that is necessary. If the roof is leaking in several places, a roofing replacement may be in order.
    • Give some thought to how long you intend to be in the home. If you’re planning to sell in the next few years, and the roof is in generally good condition, it may make more sense to have repairs done.
    • If you opt to replace your roof, you may be able to incorporate environmentally-friendly features that qualify for local or federal tax credits to offset the cost. Also, new materials are generally more energy efficient, last longer, and perform better so an upgrade is desirable long-term.
    • If you’re replacing your roof, you may find that the type and/or quality of roofing material you use can qualify you for significant discounts on your homeowner’s insurance policy. Materials that are more resistant to fire or wind and hail damage will often result in lower rates.
    • As you consider the costs, you may or may not be able to lay another layer of shingles over the existing roof, rather than removing the current layer and starting “from scratch”. At the same time, removing the old shingles will allow you to inspect the roof deck or sheathing, and add ice-and-water-shield membrane along the eaves (which can only be applied to a clean deck and will help prevent damage due to ice dams).
    • If you’re thinking about replacing your roof, don’t forget to consider “hidden costs”, including gutter replacement or landscape damage. A reputable roofing contractor will produce a comprehensive estimate detailing all of the project’s costs.

Repairs are less expensive but tend to be more of a short-term solution, while a new roof is a big expense but should last you for decades. Either way, make the right decision today and you won’t have to worry about leaks and damage when storms roll through.

  • 7 Steps to Locating and Patching Minor Roof Leaks

7 Steps to Locating and Patching Minor Roof Leaks

Many homeowners look to save money by making minor roof repairs on their own. If you’re up for the challenge, your first step will be to learn how to pinpoint and fix small leaks.

While the location of the incoming water will often betray the leaky spot, identifying the source of the problem isn’t always as straightforward as it might seem. Your repair strategy will also be influenced by the location, size and orientation of the leak, but the good news is that both issues can be addressed with some simple investigation and action.

7 Steps to Locating and Patching Minor Roof Leaks

7 Steps to Locating and Patching Minor Roof Leaks

Follow these seven simple steps to locate and fix minor leaks in your roof:

    • Check for any penetrations in the roof; these are, by a wide margin, the most common source of roof leaks. They are normally found within a few feet of the interior ceiling location where the leak appears to be centered.
    • Remove shingles in the area where you suspect the leak is located, and look for telltale signs like water stains and rotting structural underlayments.
    • If you still can’t find the leak, enlist the help of an assistant. Have one person stay inside at the apparent source of the leak and have the other go up on the roof with a water supply. Work systematically by wetting localized areas of the roof with the water supply until the person inside sees water start to dribble from the ceiling. By notifying the person on the roof when the interior leak appeared, it will be easy to localize the leak to a specific area.
    • Clear shingles from the affected area of the roof, leaving a few feet of open space on all sides of the leak.
    • Assess the condition of the shingles, as well as the condition of underlying elements of the roof. Identify elements that need to be repaired or replaced; some leaks are caused by relatively simple problems like curled or damaged shingles, while others result from damage to the roof’s underlying structural features.
    • Seal off any penetrations that are allowing water to enter your home through a hole or other breach in the integrity of the underlying roof structure.
    • Replace all damaged, missing and removed shingles with new ones, taking care to ensure they are fully adhered to the roof surface with nails as well as roofing cement.

  • Shingle Roofing & Hail Damage: From Inspection to Repairs

Shingle Roofing & Hail Damage: From Inspection to Repairs

If you’ve been through hailstorms, you’ve seen the damage they produce, from dented cars to trees and bushes stripped of their leaves. Hail damage to your roof, however, may not be so apparent, but needs to be taken as seriously. This is where a roofing inspection comes in handy – hail damage while not easy to spot can be devastating to your roof’s integrity!

Shingle Roofing & Hail Damage: From Inspection to Repairs

Shingle Roofing & Hail Damage: From Inspection to Repairs

When your home has experienced a significant hailstorm, the best course of action is to contact a roofing professional to inspect the roof post-hail and provide the damage assessment. You’ll want to make this call as soon as possible after the storm.

    Post Hail Roofing Inspection

A skilled roofing contractor is trained to uncover hidden damage and can separate hail damage from normal wear. They will consult with you about what they find and can make recommendations about whether a repair or a call to your insurance company is warranted.

In assessing your shingle roof for any damage, your inspection contractor will look at any soft metal areas on your roof (vents, skylights, flashing, metal valleys). The contractor will also pay close attention to the ridge caps, which take more direct hail hits than the sloped sections of the roof.

While examining roof shingles, your roofer will look for any of the following signs of damage:

    • Missing granules that may expose the black layer underneath.
    • “Fresh” areas of exposure indicate a recent impact.
    • Bruising, which shows up as dimpled, indented spots that may feel spongy (these shingles are candidates for premature failure).
    • Circular cracks, in the form of half-moons or full circles. If this is the case, the shingles have been damaged through to the fiberglass matting, making them highly susceptible to water penetration.

Once the inspection is over, your roofing contractor should consult with you regarding your options. While some roof repairs can wait, others need to be addressed as soon as the damage occurs.

  • Residential Roofing: Spring Maintenance of Your Rain Gutters

Residential Roofing: Spring Maintenance of Your Rain Gutters

One of the most important elements of a complete roofing structure is the rain gutter system.

A properly functioning gutter system helps prevent damage and protects the investment you’ve made in your home. An improperly draining system can cause water backups, leading to damage of your home’s fascia, soffits, shingles, and siding. In addition, an improper drain system may erode soils and affect the stability of your home’s foundation.

In order to reduce the need for gutter repairs, your gutter and downspout system requires regular maintenance. This is particularly important for states such as Delaware and Pennsylvania which receive a substantial amount of rain throughout the year.

Residential Roofing: Spring Maintenance of Your Rain Gutters

Spring Maintenance of Your Rain Gutters

Now that spring is here, it’s a great time to review the health of your rain gutters. If you have a lot of trees in your neighborhood, you may be surprised at how much debris can collect in your gutters!

One simple method to determine your gutter’s performance is to go outside during the rain and check your downspouts. If there’s little to no water emptying from downspouts, or if water is overflowing the gutter edges, your gutter or downspout may be clogged. This may indicate that it is full of debris. It’s best to do unclog gutters on a dry day, when leaves and small twigs can be removed by hand or with a handheld blower. Once you’ve removed the debris, gently flush your gutters with a garden hose or a gutter cleaning tool to confirm that you have improved the drainage process.

If your downspout is still clogged, work to loosen debris from the bottom of the downspout. You might be able to clear the clog with water pressure: by running a garden hose up into the spout from the bottom. If this doesn’t work, try running a plumber’s snake up the spout. If none of these actions clear your downspout, you may need to remove it to locate the cause of the clog.

While you are removing debris, remember to examine your gutters for corrosion, holes, sagging and leaking areas. You’ll also want to look for missing, loose or bent fasteners.

Gutters may also not operate well if a section is sagging. Sagging gutters are often the result of loose fasteners—which are simple to replace or tighten. In addition, if your rain gutter has a negative slope, away from the downspout, gutter repairs will be required to enable the system to drain properly.

    Need Gutters Repaired or Replaced?

If you gutters need more than seasonal cleaning, are damaged and require repairs or replacement, you will need to contact your local roofing contractor for help.

  • The Importance of a Professional Roofing Inspection

The Importance of a Professional Roofing Inspection

If you’re experiencing problems with your roof, a professional roofing inspection is the obvious first step toward fixing them.

However, not all roofing problems are obvious, and the absence of drafts or leaks doesn’t necessarily mean your roof is structurally sound. That’s why most roofing contractors suggest having your roof inspected twice a year, in spring and fall, as a preventative measure.

The Importance of a Professional Roofing Inspection

Whether you’re having specific roofing issues or just want to know your roof is in good shape, it’s worth the modest investment to hire a roofing contractor to perform an inspection.

While many handy homeowners are perfectly capable of checking their roof for damage, a professional inspector is skilled and trained to conduct a thorough interior and exterior evaluation of the roof’s structure and knows where and how to look for leaks an untrained eye could easily miss.

The Importance of a Professional Roofing Inspection

Here’s what you’ll get with a professional roofing inspection from All Roofing Solutions:

    • A thorough surface evaluation. Professional roofing inspections begin by assessing the condition of your roof’s surface elements. If there are broken, damaged or missing shingles roofing tiles, the inspector will determine the cause of the problem and recommend a solution.
    • A complete inspection of sub-surface structural integrity. Here’s where homeowners really get value for their money. It’s fairly easy to detect surface problems, but it takes a specially trained eye to spot problems below your shingles and tiles. Sub-surface problems can cause nightmares if they’re not promptly detected, so it’s important to have your roof regularly inspected.
    • An assessment of your ventilation, insulation and moisture levels. Inadequate ventilation and insulation and high levels of condensation and moisture can all severely damage your roof. As part of your inspection, a roofing contractor will take a close look at these factors and offer helpful advice if any issues are detected.
    • Expert advice. If there are any problems or potential problems, the roofing inspector will clearly communicate the issues, recommend solutions and provide consultation services if you’re wondering about next steps. At All Roofing Solutions, we’re happy to provide no-obligation free estimate for roofing repair or replacement, if needed.

    Safety Matters

While you might be tempted to handle a roof inspection on your own, ask yourself: do you have the right equipment and tools necessary to ensure your safety up on the roof? A thorough inspection can’t be done well from the ground, or from a ladder up against the side of the house – someone must get up on the roof. This is a job best left to a professional roofing contractor who has the right equipment and experience necessary to not only be thorough but also safe.

If you’d like to schedule a roofing inspection to diagnose specific problems or evaluate the overall condition of your roof, contact All Roofing Solutions.
