Common Roofing Repairs: Dealing With High Wind Damage

High winds can be a huge concern for homeowners, especially those living in areas prone to hurricanes and severe storms, like the East Coast. Rainstorms, hailstorms and hurricanes can tear shingles from your roof, penetrate roof’s surface, and even lead to structural damage. Not to mention the beating your roof might endure with falling tree branches.

Roofing repairs related to high wind damage are among the most common types of repairs you will encounter as a homeowner. To mitigate this kind of damage, schedule a roof inspection and appropriate repairs for your home immediately after a major windstorm.

Common Roofing Repairs: High Wind Damage

According to the International Association of Certified Home Inspectors (InterNACHI), approaching wind speeds can more than double as the air currents pass over your roof. The increase in wind speed can easily dislodge shingles and shakes from the roof, starting around the roof’s perimeter and quickly progressing further toward the center of the roof. The higher the winds, the more damage your home is likely to sustain.

Dealing With High Wind Damage: Post-Storm Inspection

Immediately after the storm passes — and only when the winds have subsided enough — assess the condition of your roofing, siding, and gutters. A thorough inspection is highly recommended, preferably by a roofing contractor trained to spot all signs of damage, including those less obvious.

    High wind damage inspection checklist:

    • Inspect your attic for leaks or water damage.
    • Check for broken, cracked, curled, or missing shingles, and any signs of a loss of granulation
    • Look for split or curled shakes or shingles
    • Check for blisters, cracks, and tears around the edges of the roof
    • Inspect damaged chimney bricks and buckled or torn flashing, cracked or worn caps and joints
    • Assess the condition of exhaust pipes, valleys, outer edges or angles where the roof meets the walls.
    • Check for bent, loose, or missing gutter sections
    • Look for any signs of siding damage

Keep in mind that over time, missing, broken, or bruised roof materials can lead to a variety of problems in your home, including:

    • Water damage
    • Mold and mildew
    • Loss of insulation, leading to higher energy bills

Regular roof inspections in the fall and spring can help you identify potential roof repairs related to high winds.

Dealing With High Wind Damage: Contacting Your Insurance

If your home suffered any damage, contact your insurance agent to determine whether you should file a claim. Coverage will often depend on the age of your roof, the area you live in, and many other factors, so it’s important to know the specifics of your policy.

At this point, all your damage should be determined and well documented, and you should be proceeding with emergency repairs to stop further damage.

Dealing With High Wind Damage: Handling Repairs

Once you identify the damage and contact your insurance company, handle repairs as promptly as possible to minimize the damage to your home. Putting off an affordable repair leaves your home vulnerable to more damage, leading to more costly and extensive work later on.

We’ve written extensively about roofing repairs. Here are step-by-step guides on various roofing repairs:

Keep in mind that not all roofing repairs are easy. If your roof has suffered serious damage, or if you’re experiencing leaks or other problems you’re not able to fix yourself, you should consider hiring a professional contractor.

    • Replacement of damaged shingles.

  • Roofing Repairs: How to Replace Damaged Roof Shingles

Roofing Repairs: How to Replace Damaged Roof Shingles

With constant exposure to the elements, roof shingles have to bear a heavy burden over their lifetime. Eventually, it’s inevitable that they will wear down.

If you have damaged roof shingles, it’s essential that you repair the problem promptly. Otherwise, you could end up with a leaky roof and, potentially, serious structural damage to your home’s roof, attic and frame.

The good news is that repairing asphalt shingle roof is usually not difficult. With a few basic tools and some replacement shingles, you can fix minor roof damage in just a couple of hours. The important thing is to know how, so you can avoid common repair mistakes made by homeowners.

Roofing Repairs: How to Replace Damaged Roof Shingles by All Roofing Solutions

How to Replace Damaged Roof Shingles in 5 Easy Steps

    1. Prepare the area in need of repairs. The first thing you need to do is locate each of the damaged shingles. Then, loosen the adhesive grip of the shingles located two rows above the shingles you’re going to replace. Lift the corners of the loosened shingles to a 60-degree angle and use a crowbar to draw out the exposed nails.
    2. Move towards the damaged shingles. Repeat the previous step on the first row of shingles above the area you’re repairing.
    3. Remove the damaged shingles. Use the same process to loosen the shingles you’re actually going to replace, but instead of just loosening the adhesive, lifting the tabs and removing the nails, take the damaged shingle out of its position.
    4. Place your replacement shingles. Put a new shingle in place of the damaged shingles you’ve removed and nail it into place. Once it’s secure, nail the two upper rows of loosened shingles back into place, as well.
    5. Leave it like you found it. Your final step will be to reapply adhesive to the tabs of the loosened rows of shingles and paste them back to the roof. Once the adhesive sets, your roof will be good as new!

  • Roofing Replacement vs. Repair: 7 Deciding Factors to Consider

Roofing Replacement vs. Repair: 7 Deciding Factors to Consider

All roofs deteriorate and eventually need to be replaced. But, when is the right time to re-roof? When are repairs enough? If you replace your roof too soon, you’ll waste money. If you wait too long, you risk ending up with roof leaks and expensive water damage.

When to re-roof depends on several factors, including the shingles’ wear and age, the climate in your area, and your home’s susceptibility to future damage.  If you’re conflicted and can’t decide whether to replace or repair, read on – we’ll help you make the right call.

Roofing Replacement vs. Repair: 7 Deciding Factors to Consider

Roofing Replacement vs. Repair: 7 Deciding Factors to Consider

Since roofing replacement is a rather costly investment, most homeowners want to postpone it for as long as they can, especially if the roof has reached the stage where it’s starting to have problems but is not completely shot.

The cost of a shingle roof has roughly doubled during the last 10 years, after all, so repairs might seem more desirable. Yet, many contractors will push for complete replacement, more focused on their bottom line than what’s best for their customers. So what’s the right call?

7 factors to consider in deciding whether to repair or replace

    • You roof’s age is one of the most important considerations. Most asphalt shingles have a lifespan of about 15 – 30 years. If the roof is damaged but most of it is still in good shape, a spot repair may make sense. But, if the roof is approaching (or past) 20 years old, replacing it may be the better way to go long-term.
    • If there’s a leak somewhere, an inspection will help you determine how widespread it is. Often, roofs will leak along flashing points. If this is the case, and the leak is isolated, a quick repair may be all that is necessary. If the roof is leaking in several places, a roofing replacement may be in order.
    • Give some thought to how long you intend to be in the home. If you’re planning to sell in the next few years, and the roof is in generally good condition, it may make more sense to have repairs done.
    • If you opt to replace your roof, you may be able to incorporate environmentally-friendly features that qualify for local or federal tax credits to offset the cost. Also, new materials are generally more energy efficient, last longer, and perform better so an upgrade is desirable long-term.
    • If you’re replacing your roof, you may find that the type and/or quality of roofing material you use can qualify you for significant discounts on your homeowner’s insurance policy. Materials that are more resistant to fire or wind and hail damage will often result in lower rates.
    • As you consider the costs, you may or may not be able to lay another layer of shingles over the existing roof, rather than removing the current layer and starting “from scratch”. At the same time, removing the old shingles will allow you to inspect the roof deck or sheathing, and add ice-and-water-shield membrane along the eaves (which can only be applied to a clean deck and will help prevent damage due to ice dams).
    • If you’re thinking about replacing your roof, don’t forget to consider “hidden costs”, including gutter replacement or landscape damage. A reputable roofing contractor will produce a comprehensive estimate detailing all of the project’s costs.

Repairs are less expensive but tend to be more of a short-term solution, while a new roof is a big expense but should last you for decades. Either way, make the right decision today and you won’t have to worry about leaks and damage when storms roll through.

  • 7 Steps to Locating and Patching Minor Roof Leaks

7 Steps to Locating and Patching Minor Roof Leaks

Many homeowners look to save money by making minor roof repairs on their own. If you’re up for the challenge, your first step will be to learn how to pinpoint and fix small leaks.

While the location of the incoming water will often betray the leaky spot, identifying the source of the problem isn’t always as straightforward as it might seem. Your repair strategy will also be influenced by the location, size and orientation of the leak, but the good news is that both issues can be addressed with some simple investigation and action.

7 Steps to Locating and Patching Minor Roof Leaks

7 Steps to Locating and Patching Minor Roof Leaks

Follow these seven simple steps to locate and fix minor leaks in your roof:

    • Check for any penetrations in the roof; these are, by a wide margin, the most common source of roof leaks. They are normally found within a few feet of the interior ceiling location where the leak appears to be centered.
    • Remove shingles in the area where you suspect the leak is located, and look for telltale signs like water stains and rotting structural underlayments.
    • If you still can’t find the leak, enlist the help of an assistant. Have one person stay inside at the apparent source of the leak and have the other go up on the roof with a water supply. Work systematically by wetting localized areas of the roof with the water supply until the person inside sees water start to dribble from the ceiling. By notifying the person on the roof when the interior leak appeared, it will be easy to localize the leak to a specific area.
    • Clear shingles from the affected area of the roof, leaving a few feet of open space on all sides of the leak.
    • Assess the condition of the shingles, as well as the condition of underlying elements of the roof. Identify elements that need to be repaired or replaced; some leaks are caused by relatively simple problems like curled or damaged shingles, while others result from damage to the roof’s underlying structural features.
    • Seal off any penetrations that are allowing water to enter your home through a hole or other breach in the integrity of the underlying roof structure.
    • Replace all damaged, missing and removed shingles with new ones, taking care to ensure they are fully adhered to the roof surface with nails as well as roofing cement.
