While there are a host of roofing issues you may come across over a lifetime of your roof, some are more common than others. Sooner or later, an asphalt shingle roof will require repairs, whether for normal wear and tear or severe weather damage.

Some repairs are quite unique in nature. Most likely, however, you will be dealing with one of the few common problems we see on a regular basis when inspecting roofs across Delaware.

There are several types of damage that will require repairs. The sooner you handle those the better. Waiting too long (for better weather, better contractor, better financial situation) may cause further damage – and cost you more to repair in the end.

The five most common repairs include:

  • Damage from hail, wind, or ice dams: Ice dams can be more than a nuisance. While shingle roofing is made to withstand assaults from mother nature, no roof can hold up to the most severe weather. An expert roofing contractor may be able to repair/replace individual shingles. In some cases, however, your roof may be beyond repair, and need complete replacement.
  • Improperly sealed vent pipes: Over time, the seals around your vent pipes may wear out, requiring repair.
  • Leaky skylights : A common roof leak repair, skylight leaks are generally due to either improper installation or worn-out seals.
  • Chimney flashing: Flashing is the sheet metal that maintains a watertight seal between the chimney and the roof. Proper chimney flashing includes installation of both step flashing and counter flashing. If chimney flashing pulls away or is damaged by wind or hail, water may leak into your attic and your home’s interior.
  • Roof valleys: A common collector for leaves, limbs, snow and ice, roof valleys can be problematic at times. Keeping your roof free of debris encourages the natural downward flow of water, which helps to keep your shingle roofing in good shape.

If you notice any damage or signs of excessive wear on your shingle roofing, it’s important to address it as soon as possible to keep water from seeping underneath and rotting the underlying wood. Sometimes the cause of a problem/leak is hard to determine – the location of the leak may not directly indicate the problem’s location.     I’m surprised by how often I need to have my shingles repaired. I don’t know if my shingles are made from low quality materials, or if they weren’t installed very well. “m sure that I’m not the only one who has this problem. I suppose that I may have water seeping under the wood. that would explain why I need to have my shingles repaired all of the time.

    I have a lot of debris such as leaves and branches that have collected on my roof for the past couple of years. I haven’t thought much of it until my roof started to really creak this winter. The weight of everything on my roof is really taking its toll, and I don’t want any huge problems with it. I’ll probably hire someone to clear my roof up, and this will also help my shingles stay in good shape, like you said.

    I have had multiple leaks on my roof but never knew what was causing them. This was super helpful information. Now I am able to do things to prevent from future leaks.

    This is some great information, and I appreciate your point that damage from hail is a common roof repair. There was a really big hailstorm in my area a few days ago, and it did some pretty significant damage to my roof. I’ll definitely look into having a professional come and repair that, and I’ll have them inspect for any other damage while they’re at it. Thanks for the great post!

    Thanks for explaining some of the common ways that roofs get damaged. Last summer, I found out that my roof needed to be repaired and I think that it might have been due to an ice dam during the winter months. Now that the problem if fixed, I am learning about how I can keep my roof as problem-free as possible. Thanks for sharing!

    You explanation of how roof valleys can be problematic was really insightful. I didn’t realize how having leaves, snow, and ice accumulate on my roof can cause problems. Now I can see how keeping it clear of debris can allow water to naturally flow from my roof so that it won’t cause damage. Thanks for the tips!

    Thank you for the help. I am looking for a roofing contractor to do some repairs on my roof. I think there is a problem with the flashing on my roof, as you discussed. Is repairing the flashing a quick fix?

    Thanks for the helpful information on some of the common roofing repairs. I have never lived in an area where damage from hail would be a problem until now. I moved into this home and the roof is pretty old, maybe it has been happened because of the hail in this area. I had never realized that roof valleys were a problem. Thanks for the helpful information, it will help me know what to expect in roof repairs.

    My wife and I had some damages on our roof this winter. I really liked your point about handling those problems sooner rather than later in order to eliminate further damages that will cost more to repair.     I live in an area with lots of hail and I’m pretty sure my roof is damaged. I’m not very handy with tools so finding damage is not something I can really do on my own. I’ll have to follow your advice and hire a great roofer to do that tough work for me. Thanks for the awesome info!

I actually don’t know if I am in need of a roof replacement, or if I can get away with just doing a roofing repair. Thanks for including the common problems with roofs and how they are repaired.     I like that you talked about how roofing damage is cause. It makes a big difference to recognize that hail and things like that can have a negative impact on your home. Do you have any other tips about roof damage? I’m thinking that I really need to figure out how to care better for my roof, but I don’t know how to begin that process.
