5 Roofing Maintenance Tips That Will Save You Money

If you’re like most homeowners, you don’t spend too much time thinking about the condition of your roof. If it needed a major repair or, even worse, a replacement, you’d probably think about it then! But replacing a roof can be a big financial hit while regular maintenance will cost only your time. So today, we’ll show you simple ways you can put off that replacement for years to come – all with some know-how and little effort!

5 Roofing Maintenance Tips That Will Save You Money

Below are several maintenance tips that will extend the life of your roof and save you a lot of money.

Install proper ventilation and adequate insulation.

This is among the most critical, and often overlooked, factors in extending the life of your roof. Without proper ventilation, a buildup of heat and moisture in your attic can lead to roof rot and diminished insulation efficiency. In winter months, a poorly ventilated attic is a key contributor to the formation of damaging ice dams. In short, properly insulated attic spaces allow your roof to perform as efficiently as possible.

Keep gutters and downspouts clear.

Leaves, twigs and other debris can clog your gutter system, causing expensive water leaks in your attic and interior living spaces. If they are clogged, gutters and downspouts can’t channel water and snowmelt away from your home. You’ll also want to inspect your gutters for signs of damage.

Trim your trees.

Take a look at the trees around your home. If there are any limbs or branches hanging over your roof (or growing close), have them removed. Falling branches can lead to expensive roofing repairs.

Inspect flashings.

Roof flashing consists of metal strips installed where the main body of the roof meets up with the home’s siding, chimneys or skylights. Because many roof leaks begin at these connection points, check the flashings for holes, cracks, or other signs of damage or deterioration.

Perform regular inspections.

It’s a good idea to perform a routine inspection on a regular basis. Look for signs of damage on the roof surfaces, as well as in the attic and interior of your home. Small leaks or minor damage can often be repaired for little cost. Ignoring them, and allowing them to become major problems, can be a very expensive mistake.

Installing proper ventilation prevents possible moisture problems with the buildup of heat, reducing of heat, and cooling down. Generally this translates to a cooler feeling in the middle of summer heat, dryer feeling. Nice blog!

Great article! Regular maintenance can do wonders for extending the lifespan of a roofing system. I recommend contractors walk their customer’s roof a minimum of 1x per year to evaluate the items mentioned here.

I like your tip to perform regular inspections on your roof. Like you said, ignoring a small leak can allow it to become a big problem later on. Checking the roof and attic for any damage can help prevent the need for major roof repairs. Thanks for the advice.

Great tips suggested here. The one I find most helpful that is often overlooked, “Trim your trees.” Doing this simple preventative maintenance will save you “big” bucks in the future. Don’t wait until an accident happens. Plan ahead and be prepared. Thanks for the valuable resource!

Be sure to pay close attention to the flashing. This is a common area that causes large leaks to occur.

These are great tips for keeping your roof in tip top shape. I love your advice to trim the trees near your roof. You don’t want a random tree limp to fall off and damage your roof during a storm. Thanks for the great advice.

I am looking for ways to better maintain our roof. I appreciate these tips and am happy to learn that keeping gutters and downspouts clear can make a big difference. Something else to think about would be to get the roof inspected regularly to find problems before they become more extreme.
