Roofing Estimates: What You Need To Know

Getting a roofing estimate is more than just finding out how much your new roof might cost. From the decision who to hire to what materials to use and what warranties will be applied, a roofing estimate is the first step in a successful roofing replacement process, having especially important role in selecting the right roofer for the job.

Just like with any other project, you want to gather multiple estimates so that you can compare the contractors and the packages they offer in order to choose who to hire. Your process should involve the following three steps:

    1. Know What You Want – The easiest way to avoid confusion when comparing multiple estimates is to make a checklist of everything you want and need, present the checklist to each contractor, and have them submit competitive bids.
    2. Get Multiple Estimates – Meet with few reputable contractors in your area and ask for written estimates based on your checklist. Getting multiple roofing estimates is critical – only when facing with comparable choices, you will know who’s the best fit for the job and what the project is going to involve. The appointment will last anywhere from 30 minutes to an hour and will give you a chance to meet your prospective roofer face to face.
    3. Hire Your Top Choice – Once you have few written estimates from all of the contractors you’ve contacted it’s time to compare the contractors and the packages they offer. Finding the right roofing contractor for the job is key – contractors vary in skill, experience and track record.

    Roofing Estimates 101

Estimates act as a roadmap to the final contract so it’s important you have written documentation you can evaluate before making any final decisions. In order to read the estimates properly, however, you need to be able to understand what they are all about.

All quality roofing estimates should include:

    • Time frame – Estimated project duration.
    • Materials – Detailed description of work, including roofing materials, flashing locations, type of sealant used to weatherproof flashing and nail holes, underlayment type, etc.
    • Cost – Total project cost and payment schedule:
      • building material costs (roofing material, fasteners, flashing)
      • labor costs, broken down by man hours or listed as a project bid
      • additional expenses, such as sheathing repairs, tear-out of old shingles, etc.
      • preferred payment method and when the funds are due
    • Guarantees – How will any issues that may come up after project completion be dealt with? What is the contractor’s guarantee?
    • Warranty – When obtaining a roofing estimate, inquire about the types and lengths of warranties or guarantees for materials and workmanship. These warranties should be detailed in writing within your final contract.
    • Liability – Liability insurance information is another important information you should request. Reputable roofing companies should supply general liability insurance while on the job, and should provide all employees and site managers with worker’s compensation coverage.
    • Cleanup – What are the cleanup expectations? Who will be responsible for interior and exterior cleanup? Is the cost of hauling old materials away included in the replacement estimate? What about recycling cost?
    • Permits – The cost of local permits and who will obtain them.

  • 5 Steps To Handling Water Damage Restoration After a Major Roof Leak

5 Steps To Handling Water Damage Restoration After a Major Roof Leak

Roof leaks are among the leading causes of water damage to residential properties. They can strike at any time and during any season, and unfortunately, they often go undetected until it’s too late.

It’s important to take prompt action if you’ve got a leaky roof, since water damage can quickly spiral out of control. However, many homeowners make mistakes during the remediation process, as they overlook essential steps in their haste to correct the problem. To that end, here’s a basic guide to the five key things you should to do handle water damage restoration if you’ve suffered a major roof leak.

5 Steps To Handling Water Damage Restoration After a Major Roof Leak

5 Steps To Handling Water Damage Restoration

    #1. Document the Damage

This is one important step that a lot of homeowners skip, but it doesn’t take much time and it can really help you in your dealings with your insurance provider.

Take photographs of the interior areas affected by the leak, showing its source, the water accumulation, and any damage caused by the moisture. If you’re comfortable going up on your roof, it’s also a good idea to gather a few snapshots of the exterior-side source of the problem, as doing so can help support the case that the leak wasn’t caused by your negligence.

Your insurance company will want evidence that the leak resulted from an accident, bad weather, or other uncontrollable circumstance. This is how you’ll get it.

#2. Get a Professional Inspection and Repair Estimate

Get your roof inspected promptly to identify the source of the leak and assess the extent of the damage. Next, obtain a written estimate from a licensed professional that details the nature of the problem, its possible cause(s), and how much it’s going to cost to fix it. You don’t need to commit to a contractor at this point; just get a repair quote in writing before moving on to the next step…

    #3. Contact Your Insurance Company

…which is to call your insurance company.

Before you pick up the phone, though, review your policy to make sure water damage caused by a leaky roof is considered a valid basis for a claim. As long as the issue wasn’t caused by your negligence or willful failure to adequately maintain your home, chances are you should qualify for at least partial reimbursement. This is why it’s so important to thoroughly document the damage. However, reimbursement will depend on the specifics of your policy, so direct any questions in this regard to your insurance provider.

    #4. File a Claim

It will take some time to complete the claims process, so you’ll want to get it started as soon as possible. Assuming the water damage and roof leak will be covered, most insurance companies will allow you to file a claim with basic documentation, such as photos of the damage and a professional repair estimate. Familiarize yourself with common filing mistakes so your claim is processed smoothly and promptly.

#5. Hire a Contractor for Repairs and Remediation

Once you’ve taken care of the documentation, estimate, and insurance claims issues, you can go ahead and choose a contractor. If your insurance company has given you particular instructions regarding the type of contractor or professional you should hire, be sure to follow their directions as your claim may be rejected if you don’t. For example, if you have extensive water damage that requires separate remediation, your insurer may want this carried out by a specialist (such as mold remediation contractor) rather than a general service provider.

At Mid-Atlantic Home Improvement, we are experts at insurance restoration. We work with your insurance company to ensure all necessary restorations are done properly so your damages is covered by your home insurance policy. • Residential Roofing: 5 Reasons Behind a Leaking Chimney

Residential Roofing: 5 Reasons Behind a Leaking Chimney

Residential Roofing: 5 Reasons Behind a Leaking Chimney

Whether it’s due to aging caulk, cracked cement caps, or flashing problems, chimneys are one of the biggest problem areas when it comes to leaks. Chimneys can develop cracks and crevices that allow water to seep into the house. Improper chimney flashing installation can also open up your roof to early deterioration.

Leaky chimney problems can quickly become costly and may include drywall warping, ceiling stains, insulation saturation, and interior home damage. If left unattended, the smallest leak can turn into a big disaster, causing gas hazards, water damage, encouraging insect infiltration, or fostering mold growth.

Keep an eye on your chimney during wet months, and call a professional roofing company to arrange for an inspection at the first sign of a leak.

Residential Roofing: 5 Reasons Behind a Leaking Chimney

    1. Missing or damaged chimney cap. A chimney cap prevents debris and animals from entering your chimney, and prevents rain and snow from entering the chimney liner. If you already have a chimney cap, it may be cracked or damaged. Check this first thing, since it is much cheaper to replace a chimney cap than it is to repair more major damage due to water infiltration.
    2. Cracked chimney crown. Your concrete chimney crown shrinks, wears and cracks with age. As small cracks occur, water freezes in the crevice and the crack expands. Depending upon the size of the crack, you may be able to patch or seal it. In cases of major structural damage, the masonry may need replacing.
    3. Flashing problems. Flashing is installed at the base of your chimney where the brick meets the roofing material. If the flashing was not properly overlapped during installation, or the sealant or caulking gives way, it can lead to a leak. Correct layering of flashing materials is critical to good performance, and depending upon the extent of your leak, the flashing may need to be resealed, repaired or replaced.
    4. Leaky bricks. Over time, water seeps into bricks and mortar, and some bricks become soft from absorbing large amounts of moisture. As water freezes, expands and re-shrinks, it may result in water infiltration. A qualified roofing professional can replace damaged bricks/stone and mortar, and recommend a chimney sealant that helps to prevent future problems.
    5. Faulty chimney liner. Occasionally, condensation builds up from gas fumes inside the chimney. If the chimney liner does not fit properly or has corroded and developed holes over time, gas combustion fumes may condense and cause internal moisture buildup. This moisture can soak bricks or building materials that are not protected by the liner.

Many homeowners experience leaks during cold, wet parts of the year, and the chimney is a common problem area. Don’t wait to make repairs to your chimney leak.

If you plan to inspect the chimney yourself, take necessary safety precautions first. Carry a cell phone onto the roof with you, and make sure someone is home while you using the ladder. Avoid the roof altogether if there is snow and ice buildup! Instead, call a professional contractor to assess and repair your chimney leak.

  • Spring Roofing Maintenance: 5 Most Common Rain Gutter Repairs

Spring Roofing Maintenance: 5 Most Common Rain Gutter Repairs

The rain gutter system is your home’s drainage system and is designed to remove excess moisture from the roof. This system is often overlooked and unappreciated, but broken, run-down, or clogged gutters can cause serious water damage to both the roof and interior of your home, so it’s critical to give it some TLC during your annual spring maintenance.

It’s important to keep your gutters maintained & repair any damage right away to prevent untimely and costly roof repairs down the road.

Spring Roofing Maintenance: 5 Most Common Rain Gutter Repairs

5 Most Common Rain Gutter Repairs

Gutter maintenance plays an important role in keeping your home and roof in tip-top shape. With spring rain on the way, now is a great time to make sure your gutters are properly functioning. Five of the most common gutter repairs in residential roofing include:

    1. Loose or Missing Gutters

High winds, rain, and snowstorms can cause gutters to become loose or even disappear. Sections that are overrun with leaves and other debris can sag and detach from the house as well. Loose or missing gutters can cause damage to the roof and siding of your home. The overflow of water that spills onto the areas around your home can also potentially destroy the landscaping. Gutter repairs provided by a qualified roofing contractor can include re-attaching or replacing broken components.

    2. Clogged Gutters

Gutters and downspouts must be clear of leaves and debris to do their job. Gutters become clogged for a variety of reasons, including the formation of ice dams, the growth of mold and vegetation, falling leaves, and debris from nearby trees. Clear out your gutters this spring – it’s best to unclog gutters on a dry day when leaves and small twigs can be removed by hand or with a handheld blower. Once you’ve removed the debris, gently flush your gutters with a garden hose or a gutter cleaning tool to confirm that you have improved the drainage process. Also, consider a leaf-relief-gutter-protection system for clog-free gutters in the future!

    3. Leaks

Sunlight and rough weather can cause gutters to crack, which in turn leads to leaks. Using a garden hose, spray water on your roof to see if your gutters are leaking. If you don’t have seamless gutters, your system may also begin to leak at aging seams. These leaks may be repaired with silicone sealant. Be sure to seal both the inside and outside of the gutter. Waterproof or gutter sealer is easy to apply to dry, sanded gutters. Large holes or cracks may require sections of your rain gutters to be replaced. Ultimately, the size of the cracks or holes may determine whether you are comfortable making simple repairs yourself or relying on a roof and gutter expert.

    4. Normal Wear and Tear

Your home’s gutters are designed to last several decades, but at some point, you realize the life of the gutter is over. From corrosion, holes, sagging, and leaking to missing, loose, or bent fasteners, gutter repairs will require repairs or replacement. Rust, cracks, and severe mildew may not be cost-efficient to repair. Call on a professional roofing & gutter contractor to inspect the damage and recommend a new system crafted from vinyl, copper, galvanized steel, or aluminum.

    5. Damaged Downspouts

The downspout of the gutter is the part that delivers the water to run-off areas on the ground. Downspouts that become misdirected or damaged can begin to direct water toward the foundation of your home rather than away from the house. A soggy foundation can create expensive water damage problems. Additionally, if your downspouts are joined to fascia boards, ensure that they are firmly attached. Have any damaged downspouts repaired or replaced as soon as possible to avoid costly home repairs.

  • Leak-Free Skylight Installation Tips From a Roofing Contractor

Leak-Free Skylight Installation Tips From a Roofing Contractor

Skylights are designed to be both functional and attractive. Essentially a window installed in the roof of your home, a skylight provides the interior room with natural light and heat.

As beautiful and functional as they are, skylights are behind many common roof leaks. A poorly installed skylight can allow moisture into your home and can cost you thousands of dollars in roof repairs later. Additionally, diagnosing & repairing skylight leaks can be tricky.

Many homeowners attempt to install skylights on their own only to find out how difficult the task can be. Skylight installation is a serious business and should be left to professionals. However, for those brave (and handy) enough, the tips below should offer some basic guidance, when it comes to proper skylight installation.

Leak-Free Skylight Installation Tips From a Roofing Contractor

Leak-Free Skylight Installation Tips From a Roofing Contractor

The following tips from your Delaware roofing contractor can help you avoid costly mistakes when considering the installation of a new skylight.

    1. Follow directions exactly as specified. If you are installing your own skylight, follow the manufacturer’s directions to a T. You may be tempted to cut corners to save time or money, but resist the urge. Product installation per the instructions optimizes the skylight’s performance, leak-free. Consult a professional contractor if you do not feel confident about your installation abilities or if you have questions.
    2. Proper mounting. Skylights should be mounted above the roof’s surface to ensure they remain leak-free. Mounting a skylight flush with the roof or recessed under the roof’s surface can compromise its watertight seal. Be sure to seal all joints thoroughly to prevent water from seeping through the cracks. Water damage can cause premature deterioration of shingles, leading to roof repairs or replacement.
    3. Install extra protection. Consider adding a raised lip –called a curb—around the skylight in addition to flashing. The curb acts as drainage system, directing water away from the skylight.

Again, skylight installation can be tricky and requires extensive knowledge & experience to be handled correctly. We strongly encourage all homeowners to contact a local roofing contractor for help with any skylight installations & repairs.

An experienced roofing contractors will have the skills necessary to handle such projects and guarantee leak-free system for years to come. Additionally, your local roofer will help you choose a skylight that is compatible with the slope of your roof and the type of roofing materials.
