Expert Delaware Flat Roofing Installation Contractor Since 1998!
All Roofing Solutions specializes in installing GAF Liberty self-adhering roofing systems:
- designed to be applied without torches, open flames, hot asphalt, or messy adhesives
- quick and easy to install (no bulky equipment or large roofing crew needed) typically consisting of a base layer that is coated with a self-adhesive bitumen layer on one side and a peel-and-stick release film on the other
Common Flat & Low-Slope Roofing Systems
Used mostly in commercial buildings, flat roofing is also a perfect solution for low-slope areas such as porch and garage transitions from the main home.
Typically much less expensive to install than sloped roofs, flat roofs require regular maintenance to last and are prone to roof leaks and damage due to flashing issues, seal problems, and poor installation.
Applying a reflective coating will extend its life, as this will inhibit the effects of sun exposure thus slowing down degeneration. Depending on the material, low-slope roofing will typically last up to 15-20 years.
The five most common low-slope or flat roofing systems are:
- EPDM
- Built-up roof (BUR) membranes
- Polymer-modified bitumen sheet membranes
- Thermoplastic membranes (e.g., PVC, TPO)
- Spray polyurethane foam-based (SPF) roof systems
When installing a flat roof, your main goal is to create a barrier that will be impenetrable to water. Flat roofing, also called low-slope roofing, is not entirely flat—they are slightly angled to allow water and melting snow to flow into a downspout. Still, they must be able to handle pooling water, snow, and ice.
Polymer-Modified Roofing Systems
These systems use sheets of roofing material that are modified with polymers to enhance their performance and characteristics. The self-adhesive property comes from the bitumen layer on the underside of the roofing material, allowing for easy installation by peeling off a release film and adhering the material directly to the roof deck or substrate.
TPO Roofing Systems
Another type of flat roof we often install is a TPO roofing system. This is a type of single-ply roofing membrane that is made from a blend of thermoplastic materials, typically polypropylene and ethylene-propylene rubber. TPO roofs are known for their energy efficiency, durability, and reflective properties.
TPO roofing membranes are typically installed using heat-welding techniques to fuse the seams together. While TPO membranes themselves are not self-adhesive like some modified bitumen systems, they do belong to the broader category of thermoplastic membranes along with PVC (Polyvinyl Chloride) roofing systems.
EPDM Roofing Systems
EPDM roofing is the most common flat roofing solution in commercial roofing.
EPDM is an extremely durable synthetic rubber roofing membrane (ethylene propylene diene terpolymer) commonly applied to flat roof surfaces. EPDM roofing holds several advantages over traditional asphalt shingles:
- More energy efficient than reflective-shingled roofs
- Exceptionally resistant to high winds, snow, ice, hail, and fire
- Resistance to UV radiation, ozone, and weathering
- Less likely to suffer from condensation buildup
- Highly versatile
- Excellent durability, with an average lifespan of 25 to 30 years
- Cost-effective options for flat roof structures
- Thermal shock resistance
Delaware & Pennsylvania Flat & Low-Slope Roofing Repairs
Low-sloped and flat roofs are notorious for developing leaks resulting from flashing issues, seal problems, and poor installation. While easy to install, most flat roofing systems tend to be difficult to maintain and pricey to repair.
A number of factors contribute to the inevitable degradation of a flat roof, including sun and shade exposure, the type of flat roof material, and the overall structural integrity of the house, itself. Flat roofs also demand intricate flashing at the points where they join the outer walls of the house, and if this flashing is not properly installed, it can break down quickly and cause leaks.
Having an experienced roofing contractor perform a thorough inspection of your roof to diagnose its problems and make a recommendation can save you thousands of dollars.
