Common Winter Roofing Problems: Ice Dam Damage

In Delaware, like in many other places, ice dams can be a fairly common residential roofing problem. Ice dams can be an irritating and expensive source of leaking roofs and damaged homes, requiring the help of experts in roof leak repair.

    Ice Dams 101

There are three “ingredients” necessary for an ice dam to form: snow, heat to melt the snow, and cold temperatures to refreeze the melted snow into solid ice.

Ice dams are created as snow on the upper part of a roof melts. The melted snow water runs down the roof slope under the blanket of snow, then refreezes into bands of ice at the roof’s edge to create a dam. Once the dam forms, additional melting snow continues to build up and form pools behind the dam, eventually leaking into the home through the roof or roof trim.

The reason ice dams form along the roof’s lower edge, usually above the overhang, is fairly simple. Heat lost from the home warms the upper roof surface, toward the ridgeline. However, the lower part of the roof surface, along the uninsulated eaves and gutters, is below freezing.

Although ice dams can form when as little as one or two inches of snow accumulates on a roof, deeper snow and cold temperatures increase the likelihood and size of ice dams. Every inch of snow accumulating on the roof adds insulation to the roof deck, trapping more indoor heat beneath the roof deck and warming the roof sheathing.

    Ice Dam Damage & Prevention

Damage from ice dams includes shingle damage as well as mildew, both on the exterior and interior of your home—and water leakage within the walls of your house. Ice dam damage can be significant but there are some preventative steps you can take to try to avoid them. We’ll discuss ice dam damage prevention next week.

  • Inspection & Maintenance of Your Composite Slate Roofing

Inspection & Maintenance of Your Composite Slate Roofing

With fall around the corner, now is the time of the year to assess the condition of your roofing structure, before rain, snow and winds of the winter months move in. If your home is protected by composite slate roofing, you’re already better off than an average homeowner. Synthetic slate roof is durable, requires little maintenance and, with proper care, can last a lifetime.

Composite Slate Roofing Inspection & Maintenance

    Composite Slate Roofing

Most everyone in the roofing business agrees that all roofs, and especially older roofs, should be inspected annually. Uncovering & dealing with small problems now will save you the trouble of costly repairs, or even replacement, down the road.

When handling your slate roofing inspection, a contractor will look for:

    • cracked, shifted & out of place tiles
    • tiles that may have expanded or warped from the heat
    • any damage to flashings & valleys
    • any evidence of roof leaks (interior and exterior check)
    • any gutter & downspout damage

When problems are uncovered, your roofing contractor will most likely be able to offer you a repair estimate on the spot. Make sure to handle all repairs right away – your roofing system will be compromised otherwise and may not withstand the harsh winter conditions.

    Roofing Safety

    Composite Slate Roofing

Keeping your roof in top-notch condition is in your best interest year around. Don’t forget about safety, however, when working on your roof.

Slate roofs tend to be smooth and don’t have the coarse surface that helps you maintain your footing. Stay off the roof is possible – too much foot traffic on your roof can do more harm than good. Additionally use a ladder safely hooked onto the roof edge for the best way to carry out a full and detailed inspection as this will help to spread your weight.

Roofing maintenance is a critical part of a healthy roof system and should be taken seriously. Luckily, with composite slate roofing, your maintenance work will be minimal & straight forward.

  • Why Install Composite Slate Roofing Instead of Shingles

Why Install Composite Slate Roofing Instead of Shingles

    Why Install Composite Slate Roofing

There are two material options when it comes to slate roofing: natural slates and composite slates.

While natural slate roofing is a great option for homeowners looking for an upscale look and an eco-friendly solution that’s durable and elegant, the higher material and installation cost of original slates can be an issue. This is where composite slates come in.

    Why Install Composite Slate Roofing

Composite slate shingles (sometimes called “synthetic”)  are a great contemporary alternative to original slates. With composite slate roofing you can enjoy the performance, aesthetic value and durability of slate—without the price tag.

All Roofing Solutions specializes in DaVinci slate roofing installation, a lightweight, durable and virtually maintenance free alternative to a more expensive natural slate roof.

    Benefits of composite slate roofing

    • natural in appearance – composite slates have a natural look and are produced in a broad palette of beautiful and distinctive colors and blends
    • economical choice – approximately one-half the installed cost of natural slate shingles
    • lightweight – composite slates are made from recycled rubber and plastic, molded to take on a “real stone” look, making transportation and installation of composite slate shingles a far easier and less expensive process
    • incredibly durable – synthetic slate is engineered to last longer than original slate (at least 40 to 60 years)
    • virtually maintenance free
    • freeze/thaw resistant
    • fire resistant
    • recyclable, green building material
    • mold and algae resistant

  • Basement Finishing: Great Idea & Good Investment

Basement Finishing: Great Idea & Good Investment

Here is an unfinished basement, a shell of what could be virtually anything. It is currently being unused- a waste of perfectly good, usable square footage. It isn’t even being used for storage or a workshop – the homeowner has other areas of the basement for that. Is this similar to your basement? Well, don’t despair. You can get this finished for much less than you think, and you can do anything you want with all that space.

Boost marketability and increase selling potential for less than you think. Add living space by turning your dark and unused storage space into a poolroom, a play-area for the kids, or that man-cave you’ve always dreamed of. The return of investment on basement finishes is better than most home improvement projects.

Our contracting company, CraftPro Home Improvements, received countless requests for bids on basement finishes this past fall and winter. It’s a growing trend among homeowners and it’s easy to see why: it’s cost-effective and extremely rewarding.

    Marketability & Selling Potential

There are so many variables that precisely quantifying the increase in property value is essentially impossible. However, you can invariably count on a finished basement to add marketability, or selling potential, to a home – and in a buyer’s market, marketability is very important. We work with a lot of realtors – we got our start that way – and they almost unanimously agree that if a buyer is having a hard time choosing between two homes they will go with the finished basement nine times out of ten. Why wouldn’t they?

    Increase in Home Value

Realtors don’t consider a finished basement as an additional floor. We think they should, but the fact is they don’t. However, adding more livable square footage always increases the financial value of the house. There are a lot of variables, however, that must be considered when estimating how much value might be added: ingresses and egresses, window locations, amenities like a bathroom, bar or kitchen, walk-out basements vs. underground basements, the region and neighborhood, and of course the quality of the renovation.

On average, however, according to the Remodeling Magazine, the return of investment on basement finishes is approximately 58%. From our research online, other realtors estimate that as much as $20-$30 per square foot can be added to a home when a basement is finished.
NOTE: The image on the right depicts on section of the aforementioned basement. Insulation, framing, drywall, molding and paint were the tasks we were charged with executing, and the final price came out to a small fraction of what the ROI could be.

Forget the Sale, Do it for Yourself

So far all we’ve talked about is the relationship between basement remodels, their return of investment, and the selling potential of the home. But what if you don’t intend to sell at all? If it’s in your budget, it’s a good move.

Add some living space, add a bar or pool room; add another bathroom or kitchenette, or even build that Man-Cave you’ve been dreaming about. Got some little kids scrambling around a home that doesn’t quite fit them? Create a play area for them. Got a teenager who likes to have friends over? Or simply add another bedroom to make room for your growing family or guest room for your parents, in-laws or other house guests.

It’s all for you, but it helps property value and marketability should you ever choose to sell. It’s a win-win scenario.

  • All About Residential Roofing Warranties

    All About Residential Roofing Warranties

If you are getting ready to re-roof your home you have a few big decisions to make. Selecting a roofing contractor and the type of material that best suites your project are the first major choices. Another factor that is often over looked is selecting the type of warranty coverage for your new system. Depending on the type of roofing material and system you choose you could qualify for an upgraded system warranty that will add extended protection over your home for years to come.

    Types of Residential Roofing Warranties

    Standard Material Warranties

A standard material warranty is provided by the manufacturer and guarantees the quality of their products against defects. This warranty does not cover the entire roofing system such as underlayment, flashings, vents, and other accessories. A typical standard material warranty on a composition shingle is now 50-year limited lifetime coverage. Most manufacturers provide 100% coverage for the first 10 years and from years 11-50 the value of the warranty prorates out.

    System Warranties

Hiring a roofing contractor that is certified by the manufacturer provides great benefits. A certified contractor can offer “system warranties.” This warranty extends the policy over every component installed. As an example, GAF/ELK Roofing Corporation provides a Weather Stopper warranty for their system. Using 4 components they design to work together to waterproof the home they will provide a 100% guarantee for 50 years. They also back up the installation of their contractor for 2 years. Compare that to the standard material warranty and the difference is immense. Ask your contractor about installing a complete roofing system on your home!

5 Star Or Golden Pledge Warranties

There is yet another level of warranty offered by manufacturers. Two examples are CertainTeeds 5 star warranty and GAF/ELK’s Golden Pledge coverage. Each manufacturer has a very small handful of roofers in each state that they train and allow to offer their highest level of warranty. The Golden Pledge requires the use of all GAF products exclusively and extensive install specifications. They send out one of their inspectors after the job is complete to grade and check for quality assurance. GAF then offers a 25-year labor and workmanship warranty in addition to 50 years of non-prorated material coverage. This puts the roof into the hands of the manufacturer for a minimum of 25 years.

    Contractor Workmanship Warranty

In addition to the manufacturer warranties, every contractor of any trade is also required to guarantee their work. Contractor warranties range from 5 to 20 years depending on the system installed. The average workmanship warranty is 5 years. This is an important question to ask your contractor during the hiring process. Keep in mind that hiring a contractor that has been in business for more than 5 years is important as it establishes a track record of longevity. If a roofing company goes out of business they will no longer be required to honor their warranties.
