- Deck armor: Releases heat and humidity, and protects the deck from rain Starter strip shingles: Helps withstand wind damage.
- Leak barriers: Helps reduce leaks until maintenance can be performed.
- Ridge cap shingles: Helps stop leaks from forming at the hips and ridges of the roof.
- Waterproofing underlayment: Protects against water infiltration.
Preparing Roof Surface
Roofing replacement is more than just nailing down shingles. Today, effective roofing relies on advanced material technology and an integrated system approach aimed at protecting your biggest asset—your home. Preparing the roof surface for new shingles includes:
- Drip Edge Installation – After wood decking is prepared we install drip edge at all edges of the roof. Drip edge is a piece of metal bend at 90 degrees to prevent rain from getting underneath roofing material on all edges.
- Ice and water shield installation – “Ice and water shield” is a special type of roofing underlayment. Ice and water shield sticks to the wood decking which prevents any water leaks. It must be installed at the bottom of the roof and at all roof penetrations (chimneys, pipe flanges, roof connections, etc.).
- Roofing felt installation – After ice and water shield is applied, the rest of the roof is cover with roofing felt. Roofing felt prevents shingles from sticking to the wood. We always use heavy duty #30 roofing felt.

What Our Clients Say
FAQ
Replacing a roof is a big decision, and it’s normal to have questions before moving forward. Homeowners throughout Delaware and Southeastern Pennsylvania often ask us how to tell when replacement is necessary, what the process involves, and how long a new roof should really last in our local climate.
Below, we’ve answered the most common roof replacement questions we hear from homeowners in areas like Newark, Wilmington, Media, West Chester, and surrounding communities. These answers are based on decades of hands-on experience inspecting, repairing, and replacing roofs in this region—so you can make informed, confident decisions about protecting your home.
How do I know if my roof needs to be replaced instead of repaired?
In many Delaware and Southeastern Pennsylvania homes, roof replacement is recommended when damage is widespread, the roof is near the end of its lifespan, or repairs are no longer holding. While isolated issues like a few missing shingles can often be repaired, recurring leaks, soft decking, granule loss, or multiple past repairs usually signal that replacement is the more cost-effective option.
In our experience inspecting homes across areas like Newark, Wilmington, Media, and West Chester, we often see older asphalt roofs fail due to prolonged exposure to wind, heavy rain, and freeze-thaw cycles. These conditions accelerate shingle breakdown and flashing failure, especially on roofs that are 15–25 years old.
A professional roof inspection helps determine whether repairs will truly solve the issue or if replacement will better protect your home long-term.
How long does a roof replacement take in Delaware and Southeastern Pennsylvania?
Most residential roof replacements are completed within one to three days, depending on the size of the home, roof complexity, and weather conditions at the time of installation.
Homes with multiple slopes, dormers, skylights, chimneys, or older decking—common in historic neighborhoods and established suburbs—may require additional time. Weather also plays a role, as roofing projects must be completed under safe, dry conditions.
In most cases, homeowners can remain in their homes during the replacement. Daily cleanup is performed to keep the property safe and minimize disruption throughout the project.
What roofing materials work best for homes in Delaware?
Architectural asphalt shingles are the most popular roofing material for Delaware and Southeastern Pennsylvania homes due to their durability, cost-effectiveness, and weather resistance. These shingles perform well against high winds, heavy rain, and seasonal temperature swings.
For homeowners seeking longer lifespan or enhanced performance, options like metal roofing may also be appropriate. Material choice often depends on the home’s structure, neighborhood aesthetic, budget, and long-term goals.
After decades of roofing in this region, we help homeowners select materials that balance appearance, performance, and longevity based on real local conditions—not just manufacturer specs.
Why is professional roof replacement important in this area?
Delaware and Southeastern Pennsylvania experience diverse weather conditions that require region-specific roofing knowledge. Improper installation can lead to leaks, ice dams, ventilation issues, and premature failure.
Homes in this area often include complex rooflines, older construction methods, or additions that require careful planning and experience to address correctly. A professionally installed roof ensures proper drainage, ventilation, and long-term performance.
Choosing a contractor with proven local experience reduces risk and ensures the roof is built to handle real regional conditions.
Will homeowners insurance cover my roof replacement?
Roof replacement may be covered by insurance when damage is caused by a qualifying event such as wind, hail, or severe storms. Normal wear and aging, however, are typically not covered.
We frequently assist homeowners throughout Delaware County, New Castle County, and surrounding areas with insurance-related roof replacements. This includes documenting storm damage, providing inspection reports, and communicating findings clearly so homeowners understand their options.
If coverage applies, insurance often pays for a significant portion of the replacement cost, making timely inspection after storms especially important.
What warranties come with a roof replacement?
Roof replacements typically include both a manufacturer material warranty and a workmanship warranty from the contractor. Material warranties cover defects in the roofing products, while workmanship warranties protect against installation-related issues.
Because installation quality directly affects roof performance, proper installation is just as important as the materials used. In our experience, many roofing failures stem from improper flashing, ventilation, or fastening—not defective shingles.
Understanding warranty coverage upfront helps homeowners make informed decisions and protects their investment for decades to come.
How does roof replacement improve home value and energy efficiency?
A properly installed new roof improves curb appeal, resale value, and energy efficiency. Modern roofing systems are designed to reflect heat more effectively and work in conjunction with proper ventilation to regulate attic temperatures.
In this region, older homes often suffer from inadequate ventilation, which can increase energy costs and shorten roof lifespan. A roof replacement provides an opportunity to correct these issues, helping homes stay cooler in summer and reducing moisture buildup year-round.
Many buyers also view a new roof as a major advantage, reducing concerns about future maintenance or unexpected repair costs.
What should homeowners expect during the roof replacement process?
The roof replacement process begins with a detailed inspection, followed by material selection, scheduling, and installation. On installation day, the existing roof is removed, the decking is inspected, and the new roofing system is installed according to manufacturer and local code requirements.
Throughout the process, debris is contained and removed, and safety measures are used to protect landscaping and property. Final cleanup and inspection ensure the roof is installed correctly and ready to perform.
Clear communication and realistic expectations help homeowners feel confident from start to finish.
Every home is different, and no two roofs age the same—especially in a region with heavy rain, seasonal temperature swings, and strong winds like Delaware & Pennsylvania. While these FAQs cover the most common concerns, the best way to know what your roof truly needs is through a professional evaluation.
If you’re considering a roof replacement or unsure whether repairs will be enough, a thorough inspection can provide clarity and peace of mind. Call (302) 725-7663 or (610) 551-7663, or request an estimate online!
